Lauren White: Hello everyone, my name is Lauren White and I am here for Askaroofer.com for our June Askaroofer Expert Answer with the one and only Will Lorenz. Will, good to see you.
Will Lorenz: Hello, Lauren. Thank you. good to see you here as we're rolling along in the summer.
Lauren White: Yeah, I know. So our June question for Ask a Roofer is, "What precautions should home and building owners consider when having other trades on their roof?"
Will Lorenz: That's a an important question because, you know you, you have a good quality roof in most cases and you're putting somebody else up there who could potentially damage your roof and then you know void a warranty or cause you a leak or do things that you know might cause you to have out of pocket expenses. And so, you know, what I would first do is is review with the trade that you're you're putting up there what they're planning to do, and then advise them.
You have, let's say a a good new roof up there, whether it's a single ply or a foam coated roof, and and say, hey, you know, we need to make sure you're up there, and if you have to do any significant repairs up there like you're an HVAC guy, I probably want to have my roofer do those repairs rather than than yourself because I need to maintain my warranty and and keep my my building leak free.
So I think that's the biggest thing when they're like there with you. But you know, always review their contract to make sure that they have liability insurance in case they do cause some significant damage for you. You don't want to put somebody up there that does put a lot of money out of your pocket because you know, they they did it wrong and and then they won't cover consequential consequential damages if if you know what I mean.
Lauren White: Yeah, absolutely. And that warranty is an important thing to remember too, because, with other people touching the roof it can cause issues with your warranty that's already existing.
Will Lorenz: Exactly. Most of us who warranty stuff, you know, say that the repairs have to be done by an approved contractor and they have to follow the procedures of the manufacturer. So if there is something that gets damaged, you know, we want it protected and done the right way so we can we can back up the homeowner or building owner.
