REALTOR study shows a new roof may help you sell your home

If you’re ready to put your house on the market, don’t underestimate the power of enhancing its curb appeal before putting up the “For Sale” sign.

According to the 2025 Remodeling Impact Report, one of the top three projects REALTORS® across America recommend homeowners do before selling a home is adding a new roof. These same REALTORS report seeing a 43% increase in demand for new roofing during the past two years from homebuyers.

Interestingly, REALTORS have seen home preference options shift since 2020. In just the past two years, they have described an increased demand for kitchen upgrades, new roofing and bathroom renovations.

Protecting your home

How did new roofing “sneak” in as being as important as kitchen and bathroom upgrades?

“Wicked weather and climate change have caused people nationwide to take greater notice of the roofing products that protect their family and cherished possessions,” says Mark Pagel, general manager of DaVinci Roofscapes. “With everything from hail to severe winds to wildfires raging nationwide, homeowners are paying more attention to the roofs they’re ‘inheriting’ when buying a new home. They want a roof that’s aesthetically pleasing, but also one that can withstand whatever Mother Nature brings its way.”

Made of virgin resins, UV and thermal stabilizers with a highly-specialized fire retardant, DaVinci composite slate and shake roofs are Class A fire and Class 4 impact rated. That’s the top-of-the-line ratings. They can handle severe weather conditions including hail and hurricane strength winds up to 180 mph.

Over time, these composite roofing tiles resist fading, rotting and cracking. Insects also can’t find a home here. Silverfish, termites, carpenter ants and beetles can’t penetrate the DaVinci roofing.

Oh joy!

The National Association of Realtors® (who created the 2025 Remodeling Impact Report along with the National Association of the Remodeling Industry), calculated a Joy Score for each of the projects they evaluated in the report. This is a ranking from 1 to 10 based on the happiness homeowners reported upon completion of a remodeling project.

The typical Joy Score ranking for a finished project is 8.2. There are just three projects that have a perfect Joy Score of 10: adding a primary bedroom suite, a kitchen upgrade and new roofing. Again, roofing makes a surprise appearance in the ratings.

In the case of a roof, the satisfaction a homeowner feels upon the completion of a new roof blends perfectly with another set of numbers from the study: 28% of owners report that the single most important result from remodeling is better functionality and livability; 23% report durability and long-lasting results; and 23% report beauty and aesthetics. All of these are achievable with a new roof.

TCO and ROI

If you’re considering a new roof for yourself now or when selling your home, then you’ll want to get familiar with the terms Total Cost of Ownership (TCO) and Return on Investment (ROI). On a commercial project, a manager carefully analyzes the TCO before investing in building products. This includes roofs. That’s to make sure the best long-term purchase is made.
