Timothy, a homeowner from Florida, was waiting on a contractor to complete some work of their roof and came to the AskARoofer experts fro some advice in how to bring up what they wanted. This is what they asked:
What can I say to the contractor about the roofing job here? I want them to fix and complete the work.
AskARoofer Expert John Kenney from Cotney Consulting Group had some advice for Timothy, saying:
I don’t know what manufacturer they installed it, but the profile in the photo looks like an exposed fastener “PBR” metal panel system. Regardless, a panel of this type should be fastened like the details below. The installed system does not look to be fastened in this manner.
I also don’t see any evidence of tape sealer, as shown below.
The eaves should be detailed, like the details below. They are not in the photo.
It is hard to tell from the photo that it appears that the siding is done wrong where the roof meets. New metal flashing trim should be installed behind the existing siding and flashed correctly onto the metal roof.
In my professional opinion, I do not see how this roof can be replied to in its current state. It should be removed and installed by a contractor who knows how to install this type of system properly.
