Protect your roof against winter’s challenges

Winter brings a combination of weather conditions that place prolonged and cumulative stress on residential roofing systems, particularly in cities where older housing and flat roof designs are common. Among the most frequent winter-related concerns is the formation of ice dams, which develop when heat escaping from the home melts accumulated snow on the roof surface and the resulting runoff refreezes along the colder roof edges. As this ridge of ice builds, it traps additional water behind it, forcing moisture beneath shingles or roofing membranes, where it can lead to interior staining, insulation deterioration and the potential for mold growth within walls and ceilings. 

At the same time, regular temperature swings intensify the impact of small defects that might otherwise go unnoticed. Water seeps into hairline cracks in flashing, masonry, vent seals and flat roofing membranes, and when that moisture freezes and expands, it widens those openings and weakens surrounding materials. Over repetitive cycles, what began as a minor separation can evolve into a direct pathway for water intrusion. 

Wind and snow further elevate the risk. Strong gusts can loosen or tear shingles, exposing the roof deck to moisture and cold air, while heavy snow accumulation places sustained weight on flat roofing systems such as modified bitumen, EPDM and TPO membranes. When gutters and downspouts freeze or clog, drainage is restricted and water is pushed back under roofing materials, compounding the potential for leaks.
