Winter brings a combination of weather conditions that place prolonged and cumulative stress on residential roofing systems, particularly in cities where older housing and flat roof designs are common. Wind and snow further elevate the risk. Strong gusts can loosen or tear shingles, exposing the roof deck to moisture and cold air, while heavy snow accumulation places sustained weight on flat roofing systems such as modified bitumen, EPDM and TPO membranes. When gutters and downspouts freeze or clog, drainage is restricted and water is pushed back under roofing materials, compounding the potential for leaks.
