Every phase of a roof replacement plays a critical role in safeguarding your home from weather and wear.

Replacing a roof is a rare project for the average property owner, which can make the process feel foreign or intimidating when the time eventually comes. Understanding the process can make the experience far less stressful.

That’s why our team at EAS Roofing has created this guide to explain what a professional roof replacement entails. After guiding thousands of homeowners through this experience, we know how each step contributes to the long-term protection of your home.

1 - The initial roof inspection

Every roof replacement starts with a detailed inspection. Our certified roofing specialists check for leaks, missing shingles, flashing damage, attic ventilation issues and any soft decking that needs repair.

A mix of heavy snow, ice and summer storms can accelerate wear, so a thorough assessment ensures we know exactly what your roof needs before installation day.

2 - Tear-off and property protection

On installation day, we start by protecting your property. At EAS Roofing, we use tarps, a Catch-All system and an Equipter when possible, to shield your landscaping, siding and driveway from debris.

Once everything is covered and safe, our crew removes every layer of your old roofing system — not just the top shingles. We take it down to the roof decking so we can start fresh with a solid foundation.

3 - Deck inspection and repairs

After the tear-off, we inspect the roof decking for rot, nail pops or water damage. Any soft or damaged wood is replaced to ensure your new roof has a sturdy base.

This step is especially important in older homes where past leaks or ventilation issues might have weakened the decking.

4 - Weatherproofing and underlayment installation

Next, we install waterproof barriers that protect your home from the region’s freeze-thaw cycles.

  • Ice & water shield: Installed along eaves, valleys and around penetrations to prevent leaks from ice dams or heavy rain.
  • Synthetic underlayment: A moisture-resistant layer that provides extra protection between your decking and shingles.

These layers work together to keep your home dry year-round, even during unpredictable weather.

5 - Flashing, ventilation and drip edge

Proper ventilation and flashing installation are key to a roof’s longevity.

We install new flashing around chimneys, vents and valleys, and replace all drip edges to keep water directed away from fascia and siding. We also ensure your attic has balanced airflow — an essential part of preventing heat buildup and extending the lifespan of your shingles.

6 - Shingle installation

Now comes the exciting part — your new roof!

We install CertainTeed’s Integrity Roof System®, which includes high-quality shingles, starter strips, ridge caps and proper sealing. Our crews follow manufacturer guidelines down to the nail pattern, ensuring your roof is eligible for its full 50-year non-prorated warranty.

7 - Cleanup and final walk-through

Once the last shingle is nailed down, our job isn’t done yet.

We perform a complete cleanup, removing all debris and sweeping your property with magnetic rollers to catch any stray nails. Then we will do a final walk-through with you to review your new roof and make sure every detail meets our quality standards.

Why the process matters

A roof replacement isn’t just about improving your home’s appearance — it’s about ensuring long-term protection, efficiency and value.

By following a detailed, step-by-step process and using premium materials, EAS Roofing ensures your roof performs beautifully for decades to come.
