Dan Rankin, owner of Kirkin Exteriors, answers homeowners' burning questions about roof replacements.

Congratulations, you’ve found the place for fast answers to your roofing questions! And, who better to answer those questions than an experienced roofer? In this “Contractor Insights” we’re having Dan Rankin, owner of Kirkin Exteriors in New Castle, Delaware, answer key questions that will bring you quick insights into what you need to know about getting a new roof for your home.

Q: What are the top three things homeowners should ask a roofer about when looking for a replacement roof?

A: Start by finding out how many years of experience the roofer has with the specific type of roofing products you intend on having installed on your roof. Next, ask about the licensing and insurance the roofer holds, which is important because it helps protect you during the project. Finally, ask about the details of the product’s warranty, focusing on both the craftsmanship and the manufacturer.

Q: Why should homeowners seriously consider composite roofing when looking for a roof?

A: A composite roof can add value to a home. The realistic-looking slate and shake tiles are an upgrade that improves the appearance of a house while enhancing the overall value of the home.

Q: What are your best “homeowner survival tips” for getting through a roofing installation?

A: Roof installations are LOUD and MESSY. If you have pets that are anxious, or work from home, you might wish to make alternative arrangements during a roof installation. Also, consider your neighbors. Tell them in advance that you’re having the roof replaced so they know the “loudness factor” to expect and can make their own arrangements. Next, make sure your contractor is aware and has the time to take the necessary precautions to protect what’s valuable to you, like expensive grills, outdoor furniture or landscaping. Finally, make sure your vehicles are out of your garage and driveway. Park them AWAY from the house during the entire job time. Only when you get the “all clear” that the job is finished should you bring them back to your home.

Q: If there’s storm damage involved to a roof, what tips do you have for a homeowner working with an insurance adjuster?

A: First, don’t ever go up against an insurance company alone. Select an educated contractor to help you. Second, educate yourself on your policy related to coverage and deductible amounts. Third, understand that in some situations the process can be lengthy. The insurance company does not always give their best offer for coverage in the beginning. This may be a situation that you have to appeal and work through. While all this is going on, if your roof was damaged severely, it should be carefully tarped to protect the home during this process.

Q: Why has your company chosen to recommend DaVinci composite roofing to your customers?

A: I believe that DaVinci is the leader in improving appearance and value with their quality composite roofing tiles. We’ve built a relationship with them over the years. They’ve exceeded our expectations in all areas, such as quality, education and overall product performance. When we recommend DaVinci to our customers, we’re able to do so with complete confidence that we’re suggesting a product we wholeheartedly believe in, a product that will add both long-term beauty and value to your home.
