Start your summer stress-free by making sure your roof is ready to go.

As April showers begin to give way to May flowers, it’s time for a bit of spring cleaning! Between washing windows and mopping the floors, this is also a great time to give your roof a bit of attention. Many areas have had snow, storms, precipitation or some combination of those three for months, so it’s a good idea to get your roof inspected, maintained and repaired before you hit the summer season. Not only does this ensure that it is in tip-top shape to protect you in the next few months, performing proactive maintenance and such can extend the lifespan of your roof and save you money in the long run. Check out Elite Roofing’s spring roof cleaning checklist to see what your roof might need!

1 - Inspect for winter damage

Winter in many areas can be harsh and your roof likely bore the brunt of it. From snowstorms to ice dams, harsh winter weather can take a toll on your roof. Here's what you should look for:

  • Missing or damaged shingles: The weight of snow and ice can dislodge shingles or cause them to crack. During your inspection, look for any visible gaps or shingles that have curled up or are missing altogether.
  • Ice dams: Ice dams form when heat from your home causes snow on your roof to melt, only for it to refreeze near the edges of the roof, creating a dam. The trapped water can seep under shingles and into your home, causing leaks. If you've had issues with ice dams in the past, inspect your attic for signs of water damage.
  • Leaks and water stains: Look inside your attic and on the ceilings below your roof for any signs of water stains or leaks. Water can sometimes take weeks or months to make it through a damaged roof, so it's essential to address any issues early.
  • Sagging areas: If there are areas of your roof that appear to sag or droop, it could indicate a structural issue, such as water damage or rot. This is more common in older homes.

2 - Check gutters and downspouts

Spring rain can be heavy, so clogged gutters and downspouts can quickly lead to water damage. Clogged gutters may also cause water to pool on your roof, contributing to leaks and other issues. Here's what to do:

  • Clear debris: Clean out leaves, twigs and dirt from your gutters and downspouts to ensure water flows freely.
  • Check for leaks: Inspect the gutters for any visible leaks or holes. Even a small leak can lead to significant water damage over time, so it’s important to patch them up or replace them as necessary.
  • Ensure proper drainage: Make sure your downspouts are directing water at least 3-5 feet away from your foundation to avoid any water pooling around your home, which can lead to basement flooding — a common concern for homes close to rivers.

3 - Look for moss, mold or algae growth

It’s not uncommon for moss, mold or algae to develop on roofs. This growth can hold moisture against your roof and cause deterioration over time. If you notice any green or dark streaks, you may have a problem.

  • Moss: Moss can grow on shaded areas of your roof, often near the north side. It can trap moisture, which can rot your roof deck.
  • Algae: Algae often appears as dark streaks or stains. While it’s not as damaging as moss, it still can affect the aesthetic of your roof and may contribute to the wear and tear over time.
  • Mold: If you notice a musty smell in your attic, you might have mold growth. Mold can be harmful to your health and indicates that your roof may be allowing moisture to seep in.

To address these issues, you can use a specialized roof cleaner or hire a professional to treat and clean your roof.

4 - Inspect flashing and roof vents

Flashing is the material used to seal joints and areas where your roof meets a chimney, skylight or vent. Over time, flashing can become loose, damaged or corroded, leading to leaks. Here's what you should do:

  • Check flashing: Inspect the flashing around chimneys, skylights, vents and valleys for any signs of damage or gaps. If flashing is loose or rusted, it can allow water to penetrate your roof.
  • Roof vents: Ensure your roof vents are clear of debris and working correctly. A properly ventilated roof will help regulate temperature and humidity in your attic, reducing the risk of mold and ice dams.

5 - Evaluate the roof’s structure

Spring is also just a good time to check your roof’s overall structure for any potential issues. Look for:

  • Damaged rafters or decking: If your roof feels bouncy or creaky, there may be structural damage to the rafters or decking beneath the shingles.
  • Ponding water: If you have a flat roof, like some older homes have, you need to ensure that no water is collecting on the surface. Ponding water can cause leaks and further damage to your roof.

Cracked or loose tiles: If you have a tile roof, check for any cracked or loose tiles. These can allow water to seep into your home.

6 - Prepare for summer heat

Spring is also a good time to think ahead to the hotter months. This is especially important to prepare roofs in areas that face significant temperature swings for the heat:

  • Roof insulation: Good insulation in your attic helps regulate the temperature inside your home, reducing the strain on your HVAC system. It also helps prevent heat from damaging your roof.
  • Reflective coatings: If your roof is flat or has a dark surface, consider adding a reflective coating. These coatings help reflect sunlight and heat, reducing the amount of heat that your roof absorbs and lowering your cooling costs.
  • Energy-efficient shingles: If you’re considering a roof replacement, choose energy-efficient shingles that are designed to reflect heat. This can be particularly beneficial for homes where urban heat islands can elevate temperatures.

7 - Schedule a professional roof inspection

Even though DIY inspections are a good starting point, it’s important to schedule a professional roof inspection at least once a year. Elite Roofing can provide an expert evaluation to catch any issues you might have missed and give you peace of mind that your roof is ready for the season. A professional inspection also ensures that any underlying structural issues are addressed before they turn into expensive repairs.

By taking the time to complete this spring roofing checklist, you can ensure that your roof will protect your home from the upcoming summer heat and the inevitable rainstorms. If you’re unsure about any aspect of your roof’s condition or need help with repairs, don’t hesitate to reach out to professionals for assistance with roof inspections, repairs and replacements, ensuring your home is safe and secure for the season ahead.
