A better path for repeat deck failures

Learn how a full deck rebuild and layered waterproofing system helped address recurring failures at a Sarasota townhome community. 

When a waterproofing system fails more than once, contractors and property teams need more than another patch. They need a solution that corrects the root cause and holds up over time. That was the challenge Pli-Dek® faced at KB Home Willowbrook Townhomes in Sarasota, Florida, where the existing waterproof deck coating at a 540-unit, 1,080-deck community had already failed twice. 

According to the original case study, the first system used a single-ply PVC roof membrane. Performance issues and design flaws led to deterioration and when a mock-up of the original membrane was reinstalled, it was quickly punctured by foot traffic. That made it clear the community was headed toward another round of the same problem. 

Pli-Dek® worked with Joss Contracting to develop a corrective plan designed to eliminate the weaknesses of the original system and provide long-term protection. The project also included waterproofing contractor JBLJ Consulting, Karins Engineering Group, Inc. for engineering support and Coastal Construction Products, Inc. as the supplier. 

The rehabilitation effort started with removing and rebuilding all existing decks. The new balconies were constructed with proper exterior materials and sloping techniques to improve water drainage. From there, the Pli-Dek Waterproof Base Coat was applied to create a stable, moisture-resistant foundation. 

Once the exterior building finishes were complete, crews installed the Pli-Dek Waterproofing Membrane and topcoat. In addition to adding durability, the finish improved the look of the property. The selected color, Hickory, was chosen to complement the buildings’ paint scheme and enhance curb appeal. 

For contractors facing repeat deck failures, this project shows the value of stepping back, addressing design and material issues and rebuilding with long-term performance in mind.
