Proper licensing, insurance and bonding help protect homeowners from risk and ensure quality roofing work.

In the article “Why Hiring a Fully Licensed, Insured and Bonded Roofing Contractor in New Jersey Is Essential,” Elite Roofing emphasizes the critical role contractor credentials play in protecting homeowners, properties and investments. This information can be applied across the United States.

According to the article, hiring a licensed contractor ensures the work meets state and local building codes while demonstrating that the contractor has met industry requirements and maintains proper registration. This level of compliance helps reduce the risk of improper installation and costly mistakes that can impact roof performance over time. Licensed professionals are also more likely to provide detailed contracts and warranties, giving homeowners added protection and accountability throughout the project.

Insurance is another key factor highlighted in the article. Roofing projects carry inherent risks, and working with an insured contractor helps protect homeowners from liability in the event of property damage or on-site injuries. Without proper coverage, homeowners may be financially responsible for accidents or damages that occur during the project.

Bonding adds an additional layer of security. A bonded contractor provides financial protection if the project is not completed as agreed or if contractual obligations are not met. This safeguard helps ensure that homeowners are not left covering unexpected costs or unfinished work.

The article also underscores the importance of avoiding unqualified contractors who may offer lower prices but lack proper credentials. While upfront savings can be tempting, these situations often lead to greater long-term expenses due to poor workmanship, lack of accountability or limited legal recourse.

Ultimately, Elite Roofing stresses that choosing a fully licensed, insured and bonded contractor is essential for ensuring quality workmanship, minimizing risk and protecting the long-term value of a home.

Learn how freezing temperatures, wind and snow create seasonal roofing risks and what homeowners can do to reduce damage.

Winter brings a combination of weather conditions that place prolonged and cumulative stress on residential roofing systems, particularly in cities where older housing and flat roof designs are common. Elite Roofing routinely see firsthand how quickly seasonal exposure can escalate into structural concerns. Sustained waterfront winds and repeated freeze–thaw cycles do not simply create isolated problems; instead, they compound existing vulnerabilities and accelerate wear on shingles, membranes and critical roof components, often turning minor issues into costly repairs if left unaddressed.

Among the most frequent winter-related concerns is the formation of ice dams, which develop when heat escaping from the home melts accumulated snow on the roof surface and the resulting runoff refreezes along the colder roof edges. As this ridge of ice builds, it traps additional water behind it, forcing moisture beneath shingles or roofing membranes, where it can lead to interior staining, insulation deterioration and the potential for mold growth within walls and ceilings.

At the same time, regular temperature swings intensify the impact of small defects that might otherwise go unnoticed. Water seeps into hairline cracks in flashing, masonry, vent seals and flat roofing membranes, and when that moisture freezes and expands, it widens those openings and weakens surrounding materials. Over repetitive cycles, what began as a minor separation can evolve into a direct pathway for water intrusion.

Wind and snow further elevate the risk. Strong gusts can loosen or tear shingles, exposing the roof deck to moisture and cold air, while heavy snow accumulation places sustained weight on flat roofing systems such as modified bitumen, EPDM and TPO membranes. When gutters and downspouts freeze or clog, drainage is restricted and water is pushed back under roofing materials, compounding the potential for leaks.

With aging buildings, dense neighborhoods and unpredictable winter storms, proactive maintenance is essential. Professional inspections, clear drainage systems, adequate attic insulation and timely repairs provide homeowners with the most effective defense against seasonal roof damage and help ensure that properties remain protected throughout the winter months.

            class=''
            style=' '  loading='lazy' />

By Elite Roofing.

Elite Roofing outlines the key indicators of a failing roof that homeowners should not ignore.

Homeowners often wonder how to tell the difference between a roof that needs minor repairs and one that requires a full replacement. Understanding when a roof is reaching the end of its lifespan is one of the most important steps homeowners can take to protect their property from leaks, interior damage and expensive repairs. Here at Elite Roofing, we want to help homeowners recognize the warning signs early so they can make informed decisions before small issues develop into bigger problems.

1 - Your roof is 20 years old or older

Most asphalt shingle roofs last about 20–25 years, depending on the quality of installation and materials used. If your roof was installed two decades ago or more, it’s likely nearing the end of its lifespan — even if it still looks okay from the ground.

In places where roofs face coastal winds, salt air and heavy rainfall, age-related wear can accelerate. If you’re unsure how old your roof is, a professional roof inspection can help determine its remaining life expectancy.

2 - You’re seeing curled, cracked or missing shingles

Shingles are your roof’s first line of defense. Over time, exposure to the elements can cause them to curl, crack or break off entirely.

If you notice bald spots, granule loss or patchy areas on your roof — especially after recent storms — it may be time to consider a roof replacement. These are common signs of aging shingles and can lead to leaks if ignored.

Homeowners in places where wind gusts are common often experience shingle damage sooner than other homeowners.

3 - Leaks or water stains on your ceiling

If you see water stains on your ceiling, dripping during rain or peeling paint near your attic, you likely have a roof leak.

While some leaks can be repaired, recurring leaks usually indicate underlying roof system failure. In many homes — especially older properties — roofing systems may have multiple layers, which can trap moisture and worsen water damage over time.

If you’re spotting new stains after every storm, it’s a clear sign your roof may need to be replaced rather than patched.

4 - Your roof is sagging

A sagging roofline is one of the most serious warning signs of roof failure.

This could indicate structural damage, rotting decking or excessive moisture retention under the surface.

If you notice your roof looks uneven or dips in certain areas, call a roofing contractor immediately.

Delaying a replacement could lead to severe interior damage or even a potential collapse in extreme cases.

5 - Excessive moss, mold or algae growth

While green streaks and moss can seem harmless, they often point to trapped moisture and deteriorating shingles. Humid climates are especially prone to algae and moss buildup.

If you’ve had your roof professionally cleaned multiple times and the problem keeps returning, it may be more cost-effective to replace your roof with modern algae-resistant shingles.

6 - You’re paying for frequent repairs

If you’ve had to repair leaks, replace shingles or fix flashing multiple times in the last few years, it’s time to do a cost comparison.

At some point, the ongoing roof repair costs can outweigh the investment in a new roofing system. Elite Roofing helps homeowners decide when a full roof replacement is the smarter financial choice by offering thorough roof inspections and transparent estimates.

7 - Rising energy bills

A failing roof can affect your home’s insulation and ventilation, causing your heating and cooling costs to spike.

If you’ve noticed higher energy bills and your attic feels unusually hot or cold, it may be because your roof is no longer efficiently reflecting heat or sealing your home properly. A new energy-efficient roof can significantly improve comfort and lower your monthly utility costs.

Roof replacement: What to expect

When it’s time to replace your roof, choosing a local roofing company with experience in your area's architecture and weather conditions makes all the difference.
When should I replace my roof? How much will it cost? What happens if it rains? Get the answers to the most frequently asked roofing questions!

So, you’re thinking of starting a roofing project and don’t know where to begin? Look no further. Here at Elite Roofing, we’ve helped homeowners through the entire process, from identifying the need for a new roof to completing a full roof replacement, and everything in between. We know the questions you should be asking, and we’ve gathered them here for your convenience. We want homeowners to be educated and informed before making decisions on their valued investments. Here’s what you need to know.

Common questions about roofing materials

Are roofing nails magnetic? Yes, most roofing nails are magnetic because they’re made from steel or iron, both of which are magnetic metals. This is actually helpful during cleanup, as magnets can easily collect stray nails after a project.

Are roofing nails galvanized? Yes, roofing nails are typically galvanized. This means they have a protective zinc coating that helps prevent rust and corrosion, which is especially important since nails are exposed to the elements.

Are roofing nails aluminum? Some are, but not all. Aluminum roofing nails are lightweight and corrosion-resistant but aren’t as strong as steel nails. They’re usually used for aluminum or lightweight metal roofs, not for asphalt shingles.

Are roofing nails and siding nails the same? Not quite. While they might look similar, roofing nails have larger, flatter heads to hold shingles securely, whereas siding nails have smaller heads to sit flush against panels.

Are roofing shingles toxic? No, modern roofing shingles are not toxic. Asphalt shingles are made primarily of fiberglass and asphalt, and once installed, they pose no health risk to homeowners. However, old shingles (especially from before the 1980s) could contain asbestos and should be handled with care.

Roofing and weather questions

Can roofing felt get wet? A little moisture won’t destroy it, but roofing felt is not meant to stay wet for long. If it gets soaked, it can wrinkle or tear, so it’s best to keep it dry and cover it quickly with shingles.

Can roofing be done in the rain? No, roofing should not be done in the rain. Wet surfaces can be slippery and unsafe, and moisture can prevent materials from sealing properly. Always wait for dry weather before roofing.

Can roofing paper get wet? Like felt, roofing paper can handle a small amount of moisture but should not remain wet. If it gets saturated, it may lose its integrity and need replacing.

Can roofing nails be used for siding? Not recommended. Roofing nails are shorter and thicker, while siding nails are longer and designed to hold panels without cracking them

Can roofing shingles be painted? Yes, you can paint roofing shingles, but it’s not generally recommended. Paint can reduce their lifespan and may void manufacturer warranties.

Can roofing felt paper get wet? Same answer as above — it can temporarily, but not for long. If it’s exposed to rain before shingles are installed, it should be replaced if it becomes damaged or wrinkled.

The roofing process explained

How does roofing work? Roofing protects your home from weather and elements by using multiple layers — decking, underlayment, shingles or membrane and flashing — all working together to keep water out and insulation intact.

How is a roof replacement done? Roofing typically starts with removing the old materials, inspecting the decking, installing underlayment and flashing, and then applying new shingles or membrane in layers to ensure proper water flow.

How are roofing sheets made? Roofing sheets, like metal panels, are created by rolling and shaping large coils of metal into corrugated or flat sheets, often coated for weather resistance.

How are roofing shingles installed? Roofing shingles are installed from the bottom edge of the roof upward, overlapping each row to ensure water runs off without seeping in.

How are roofing shingles made? Asphalt shingles start with a fiberglass mat coated with asphalt and ceramic granules, which give them color and protect against UV damage.

How much how much does a square cost? A “square” in roofing equals 100 square feet. Prices per square vary depending on material and labor but typically range from $400–$900 for asphalt shingles but can vary between different shingle brands and manufacturers.

Questions about material quality

What roofing material lasts the longest? Slate and metal roofs last the longest — slate can last 75–100 years, and standing seam metal roofs can last 50+ years with proper maintenance.

What roofing nails should I use? Use galvanized roofing nails at least 1¼" long for asphalt shingles. The type may vary depending on your roof’s materials.

What roofing material is best for a flat roof? For flat roofs, materials like TPO, EPDM (rubber) or modified bitumen are the best options due to their waterproof and UV-resistant properties.

What is a square? A “square” equals 100 square feet of roofing material. Contractors use this to estimate material and labor costs.

Timing your roofing project

When should I replace my roof? You should consider replacing your roof if it’s leaking, has missing shingles or is more than 20 years old (for asphalt).

When it rains, how does this affect a roofing project? If it starts raining mid-project, roofers will stop and tarp the exposed areas to prevent water damage. Work resumes once the roof is dry.

When is the best time of year to start a roofing project? Spring and fall are the best times for roofing — temperatures are moderate and materials adhere properly.

When is roofing season? Roofing season typically runs from March to November depending on weather conditions.

Questions about material sources

Where do contractors get their roofing supplies? Most contractors get their supplies from trusted roofing distributors or suppliers like ABC Supply or Beacon but can vary depending on the state.

Where are roofing shingles made? Most shingles are made in the U.S. by large manufacturers such as GAF, CertainTeed or Owens Corning.

Where are roofing materials made? It depends on the product — many asphalt and metal roofing materials are produced domestically, while some specialty tiles may come from Europe or Mexico.

Where do roofing materials come from? They come from raw materials like asphalt, fiberglass, clay or metal, sourced globally and manufactured into roofing products.

Where do roofing shingles come from? Asphalt shingles are made in large U.S. manufacturing plants, then distributed nationwide to suppliers and contractors.

Finding the best options

Which roofing material is best? It depends on your needs. Asphalt shingles are affordable and reliable, metal roofs are durable and energy-efficient and slate or tile offer timeless longevity.

Which roofing shingle is the best? Architectural or laminated asphalt shingles are the best in terms of value, durability and appearance. Brands like GAF, CertainTeed or Owens Corning are known for durable, high-quality shingles. Elite Roofing proudly installs top-rated materials from trusted manufacturers.

Which roofing material is the most durable? Metal, slate and tile roofs are the most durable, lasting 50–100 years or more.

Which roofing company is the best? The best company is one that’s licensed, insured and well-reviewed. Always check reviews, verify credentials and choose a local business.

Which roofing material lasts the longest? Slate roofs last the longest — up to 100 years with proper maintenance.

What roofing companies offer financing? Many do — including Elite Roofing! We proudly offer flexible financing options to help homeowners make essential roofing projects affordable.

Understanding the purpose and cost

Why are roofing sheets corrugated? Corrugation adds strength and helps rainwater run off easily, preventing pooling or leaks.

Why is roofing important? Your roof is your home’s first line of defense against weather, moisture and energy loss. A strong roof protects your entire structure.

Why should I consider roofing felt? Roofing felt acts as a moisture barrier between the shingles and decking, providing extra protection from leaks.

Why should I consider shingles? Shingles are affordable, durable and easy to install, making them the most popular roofing material for homes in the U.S.

Why is roofing expensive? Roofing is labor-intensive, involves quality materials and requires specialized skills and safety measures. But it’s a long-term investment that protects your property value.

Future and durability questions

Will roofing companies finance? Yes — and Elite Roofing does! We offer convenient financing options to make your roofing project manageable.

Will roofing shingles burn? Asphalt shingles are fire-resistant, but not fireproof. Look for shingles with a Class A fire rating for the highest level of protection.

Will roofing nails rust? Not if they’re galvanized. The zinc coating helps prevent rust and corrosion over time.

Will roofing materials be affected by tariffs? Tariffs can impact material costs, particularly for metal roofing imported from overseas, though most U.S.-made materials are less affected.

Will roofing felt stop rain? Temporarily, yes — but it’s not a long-term waterproofing solution. It’s meant to protect the roof deck before shingles are installed.

A few missing shingles aren’t just a problem; they’re a warning sign to take action and protect your home before costly damage sets in.

Even the toughest of roofs can take a beating from coastal storms, winter snow and years of sun exposure. But when shingles start going missing, things can start to unravel. At Elite Roofing, we’ve seen how a single missing shingle can spiral into a full-blown roof leak, fast. That’s why homeowners turn to us when shingles go missing. We don’t just patch the problem; we pinpoint the cause and stop leaks before they start. If you’ve spotted bare patches on your roof, here’s what you need to know, before rain makes it worse.

Why do shingles fall off?

Shingle roofs are popular because they’re affordable, durable and look great on local homes. However, our area’s weather conditions can be tough on roofing:

High winds from storms can loosen and rip off shingles.

Heavy rain and snow wear down shingles over time.

Age and sun exposure can make shingles brittle, causing them to crack or break.

When even a single shingle goes missing, the protective barrier of your roof is compromised. That means water can find its way in, leading to leaks and interior damage.

Will a few missing shingles really cause a leak?

It depends on where the shingles are missing and how your roof was installed. For example:

At the edges or ridge cap – Missing shingles here are more likely to let water seep under surrounding shingles.

In the middle of the roof – Even a small, exposed spot can let water into the underlayment and decking, eventually causing leaks.

Over valleys or near flashing – These are high-water-flow areas. Missing shingles here almost guarantees a leak if not fixed quickly.

We frequently see leaks start small — like faint ceiling stains — but quickly worsen because of repeated rainfall. A missing shingle left unaddressed can turn into a costly roof repair.

What to do if you notice missing shingles

If you notice missing shingles on your roof, here’s what Elite Roofing recommends:

1 – Don’t wait – Even if you don’t see a leak right away, water may already be seeping into your roof.

2 – Check your attic – Look for damp insulation, water stains or mold growth.

3 – Call a local roofing contractor – DIY repairs can cause more harm than good. At Elite Roofing, we provide professional shingle replacement and roof repair.

Preventing future shingle loss

Homeowners can extend the life of their shingle roofs with regular maintenance:

Annual roof inspections to catch weak or loose shingles.

Gutter cleaning so water can properly drain off your roof.

High-quality materials like upgraded shingles and lifetime pipe boots.

Prompt storm damage repairs after heavy winds or hail.

Squirrels, pigeons and raccoons aren’t just pests; they’re a serious problem for your roof’s integrity and safety if left unaddressed.

If your roof could talk, it wouldn’t just complain about storms. It would beg for help against something sneakier: animals. In populated areas where urban wildlife thrives alongside dense neighborhoods, the real damage often starts with a scratch, a nest or a pile of droppings. Pests like squirrels and pigeons are quietly tearing up rooftops and costing homeowners thousands. At Elite Roofing, we’ve seen it all and we know the weather isn’t always to blame. Before you point to the skies as the source of your roof’s damage, take a closer look at what’s really going on above your head.

Common animal roof intruders

Dense urban and suburban environments create the perfect habitat for a few persistent pests:

🐿️ Squirrels

Squirrels are agile climbers and notorious for chewing through shingles, fascia boards and even attic vents to gain entry. They often build nests inside attic spaces, which can lead to insulation damage, urine/feces contamination and even electrical fires from chewed wires.

🐦 Pigeons

Pigeons are a common sight. These birds can cover your roof and gutters with acidic droppings that deteriorate shingles and clog drainage systems. Their nests can block ventilation or even spark electrical issues when built too close to HVAC units or solar panels.

🦝 Raccoons

Though less common, raccoons have been spotted in many residential areas. These strong animals can rip through roofing material to get into attics. Once inside, they’re destructive and can be aggressive when confronted.

🦇 Bats and Birds

Birds and bats often find their way under soffits and into vents, leaving droppings and nesting debris that compromise air flow and roof structure integrity.

How animals damage roofing systems

Animal activity can lead to:

Broken or lifted shingles

Chewed insulation and wiring

Clogged gutters and downspouts

Vent and soffit damage

Water leaks from compromised flashing or roofing material

Unpleasant odors and health hazards from waste

If left unchecked, these issues can spiral into costly roof repairs or even full replacements.

Signs of animal intrusion

Whether you're a homeowner or managing a multi-unit property, be alert for:

Scratching or scurrying noises in your attic

Shingle debris or unusual wear

Visible nests or droppings on your roof

Sagging gutters or water leaks

Odors or sudden HVAC inefficiency

If you notice any of these signs, call a professional roofer or wildlife control expert immediately.

Prevention: How to keep animals off your roof

At Elite Roofing, we recommend several tried-and-true solutions that are effective in our local environment:

🔩 Install pigeon spikes

These stainless steel or plastic spikes are humane and effective. Installed along ledges, windowsills, roof peaks and HVAC units, pigeon spikes make it impossible for birds to land and nest. They're essential for commercial properties and brownstones throughout downtown areas.

🛡️ Use squirrel deterrents

Squirrel guards or baffles can be added to trees, wires and gutters to prevent access. We also recommend metal mesh over attic vents, chimneys and soffits, plus trimming overhanging branches that give squirrels roof access.

🚫 Seal entry points

We perform thorough inspections to identify vulnerable areas like chimney caps, attic vents, fascia gaps and loose flashing. Sealing these points is key to stopping animal intrusion.

💧 Maintain gutters

Clogged gutters attract birds and small mammals looking for nesting sites. We offer gutter cleaning and guards that keep debris and animals out.

🏠 Schedule routine roof inspections

A biannual inspection is your first line of defense. We’ll check for animal activity and early signs of damage, especially before and after winter when critters seek warmth.

Why choose Elite Roofing for animal-related roof damage?

Elite Roofing is locally owned and operated — we understand the unique challenges that urban wildlife poses to homes. Our team is experienced, licensed and fully equipped to handle:

Emergency repairs from animal damage

Custom installation of bird and squirrel deterrents

Preventive inspections for multi-unit and historic properties

Long-term roof protection strategies

We don’t just patch damage — we prevent it from happening again.

Final thoughts

Whether you’re dealing with a pigeon problem or suspect a squirrel has made its home in your attic, don’t ignore the signs. Animals can silently cause thousands of dollars in damage, but with the right prevention and prompt action, your roof can stay secure and critter-free.

            class=''
            style=' '  loading='lazy' />

By Elite Roofing.

Your guide to preparing your roof for everything this season, from steady sunlight to sudden storms.

Now that summer is officially here, your home needs to be ready to do more than host backyard BBQs and pool parties — heat, humidity and summer storms are ready to make their appearance; no invite necessary.

We at Elite Roofing want to make sure homeowners aren’t caught off-guard the next time these visitors come barging in, so we created this guide for you to safeguard your home and avoid more expensive projects due to neglected damage or debris.

Why summer roof prep matters

Summers can be hot, humid and unpredictable. While your roof is built to endure the elements, high temperatures, direct sunlight and sudden summer storms can wear down key components, especially if they’re already aging or damaged.

One often overlooked issue? Flashing deterioration due to heat.

[insert image: 6 steps for summer roof maintenance - flashings.jpg to the right of the below text]

How heat affects roof flashing

Roof flashing, typically made from metal like aluminum or galvanized steel, is essential for keeping water out where different roofing materials meet — think chimneys, vents, skylights and valleys.

When the temperature rises, metal flashing expands. Over time, the constant expansion and contraction cycle can loosen or warp the flashing, leading to gaps where water can seep in. This can eventually cause interior leaks, mold and even structural damage — problems you definitely don’t want to deal with during summer storms.

Pro tip: If you haven’t had your flashing inspected in the past 12 months, now is the time to do it.

Summer roof preparation checklist

Follow these steps to make sure your roof is ready this summer:

1 - Schedule a professional roof inspection

Have a licensed roofing contractor like Elite Roofing inspect your entire roof system. We’ll look for:

Damaged or missing shingles

Tears in the flat roofing membrane

Warped or loose flashing

Signs of UV damage

Moss or algae growth

Soft spots or sagging areas

A professional eye can catch small issues before they become costly repairs.

2 - Clean out gutters and downspouts

Clogged gutters lead to water pooling on your roof, which can damage shingles and lead to leaks. Clear out leaves, debris and any obstructions before those sudden summer rainstorms arrive.

Bonus tip: Consider installing gutter guards to reduce maintenance and improve water flow year-round.

3 - Check attic ventilation

Good ventilation allows hot air to escape, preventing excessive heat buildup in your attic. Poor ventilation can cause:

Higher energy bills

Shingle deterioration

Mold and moisture problems

Elite Roofing can assess your attic ventilation and recommend improvements if needed.

4 - Look for signs of water damage

Inspect your ceilings and attic for signs of water intrusion, such as stains, peeling paint, musty odors or mold. If you spot any of these, call a roofing expert immediately to prevent further damage.

5 - Trim overhanging trees

Storms can send branches crashing onto your roof. Trim back trees and branches that could cause damage during high winds or heavy rains.

6 - Consider a reflective roof coating

Reflective roof coatings can lower your roof’s surface temperature by up to 50 degrees Fahrenheit, helping to:

Reduce cooling costs

Extend the life of your roof

Improve indoor comfort

Ask Elite Roofing if your home is a good candidate for a cool roof solution.

Don’t wait — Summer roof damage happens fast

Many homeowners wait until it’s too late to address roof issues, but with the intense sun, humidity and fast-moving thunderstorms, early action is key.

Protect your home, improve your energy efficiency and avoid the headache of emergency roof repairs.

Schedule your summer roof inspection today

            class=''
            style=' '  loading='lazy' />

By Elite Roofing.

Summer projects are underway! Don’t forget to add roof maintenance to your checklist.

Now that the days are longer and the sun is shining brighter, it is the perfect time to give your roof the attention and care it deserves. For all homes, multi-unit buildings and commercial properties, flat and low-slope roof issues due to heavy rains can worsen if neglected. They require specific maintenance to prevent future leaks and to maintain efficiency.

Our experts here at Elite Roofing put together this list of what every home and property owner needs to do to maintain their flat roofs including roof membrane inspections, checking ponding water and clearing debris.

1 - Inspect the roofing membrane for damage

Most flat roofs in our area are built with materials like TPO, EPDM or modified bitumen. These membranes form the first line of defense against water, UV rays and debris, but winter weather can take a serious toll.

What to look for:

Cracks, blisters or punctures in the membrane

Loose seams or edges (especially around vents, HVAC units or parapet walls)

Areas that look dried out or brittle

Pro tip: If you notice membrane bubbling or areas that feel “soft” underfoot, it may be a sign of trapped moisture or insulation failure beneath the surface.

2 - Check for ponding water

Many areas see their fair share of heavy rain, and poor drainage on flat roofs can lead to a major issue: ponding water. Standing water that remains on the roof for 48+ hours can cause:

Accelerated membrane deterioration

Sagging or structural stress

Increased risk of leaks and mold

What to do:

Look for puddles after rain and mark the spots.

Make sure your roof’s pitch and drainage system are working properly.

Clean out internal drains, scuppers and downspouts to prevent clogs.

If your flat roof doesn’t have enough slope or the water isn't draining properly, it may be time to consider adding tapered insulation or installing additional drainage solutions.

3 - Examine flashing and roof penetrations

The areas around vents, chimneys, skylights and HVAC units are some of the most leak-prone spots on any flat roof. In spring, freeze-thaw cycles from winter can cause flashings to lift or deteriorate.

Maintenance tips:

Inspect flashing for cracks, separation or movement.

Ensure all penetrations are sealed tightly with no gaps or cracking.

Re-caulk or re-seal with appropriate roofing-grade sealants if needed.

At Elite Roofing, we recommend doing a detailed flashing inspection every spring, especially if your building is older or the roof was installed more than 10 years ago.

4 - Reapply sealant where needed

Sealants play a crucial role in protecting vulnerable areas of your flat roof. Over time, UV exposure and temperature fluctuations degrade caulking, especially around joints, drains and curbs.

What to check:

Look for dried, cracking or peeling sealant.

Touch up or replace caulking that’s pulling away or no longer flexible.

Always use sealants compatible with your roofing membrane.

Not sure which type of sealant is best for your roof? Your contractor can assess and apply long-lasting products designed specifically for EPDM, TPO or mod-bit systems.

5 - Clean off debris and check for mold or algae

Leaves, branches and debris can accumulate quickly on flat roofs, especially in urban areas. If not removed, they hold moisture and contribute to membrane breakdown or mold growth.

Spring cleaning checklist:

Remove all leaves, twigs and debris from the roof surface.

Check corners and behind rooftop equipment where debris tends to pile up.

Look for signs of algae, moss or mold — especially in shaded areas.

Regular cleaning not only extends your roof’s lifespan but also improves its performance by reducing weight and promoting proper drainage.

Final thoughts: Don’t skip your roof check

Flat roofs may look simple, but they require just as much attention (if not more) than sloped roofs. Catching issues early can prevent thousands of dollars in repairs down the road.

Homeowners turn to their rooftops for fresh air, freedom and prime city views.

When space is tight and backyards are rare, urban dwellers are looking up, literally. Rooftop patios are becoming an increasingly popular solution for homeowners in dense cities, offering a private escape with panoramic views and according to roofing veteran Al Torrella, owner and operator of Elite Roofing, there’s a lot more to consider than throwing a grill on the roof.

Al joined the AskARoofer Podcast to share his four decades of experience building rooftop retreats. And he’s quick to point out the appeal: “The roof actually has the best views of the whole area. People want to go out and have a hot dog or a hamburger or just smell the air and not be with other people but your family,” he said.

But building a rooftop patio isn't just about aesthetics. It’s about vision, structure and compliance. Al stressed the importance of starting with a plan based on lifestyle. “You want to know how you want to live first,” he said. “Do you want a garden scene or do you want a wrap-around couch or a bar system?”

Before any construction begins, Al recommends hiring an architect to ensure the roof can withstand the load. “You really want to start with hiring a professional architect and making sure that you can put something up there that's going to be stable first. That's square one.”

From there, it's all about collaboration, smart materials and staying on top of local regulations, which can vary widely. Al recalled a recent project where, after a year of planning and permitting, “the inspector says, ‘Oh, we can't pass this. You need two ways of getting off the rooftop deck.’ Where were you two years ago to say this?”

And while rooftop patios may sound like luxury, Al views them as an everyday lifestyle upgrade. “You feel free when you're on top of the roof,” he said. “You're on top of your building, you're on top of the world.”
