When it comes to commercial roofing, catching a problem before it becomes a catastrophe is easier said than done. Knowing where to look, and what to look for, takes practice and information. Classic Construction provides a useful checklist for what professional inspectors will look for when inspecting a commercial roof.  

1 - Inspect the roof membrane 

The membrane is the roof’s primary weather barrier. Its performance determines the state of the roof. When having a membrane inspected, they will look for surface punctures, blistering or bubbling and cracks or splits.  

2 - Check seams and flashings 

Seams and flashing are often a weak spot for commercial roofs with leaks frequently occurring in these areas. Common points of failure are seam separation, damaged flashings and failing sealants. Extra care is taken when inspecting these areas on TPO, EPDM and PVC systems. 

3 - Evaluate drainage 

Standing water dramatically shortens the lifespan of a commercial roof. To prevent this, it is important to have regular inspections done for the systems designed to handle excess water. Roof drains should be regularly checked to ensure proper drainage. Gutters and downspouts must be monitored for clogs, sagging or detached sections, and any low spots that may collect water after precipitation must be identified and fixed.  

4 - Inspect rooftop equipment and penetrations 

Similar to seams and flashings, rooftop equipment such as HVAC units, vents and skylights are common areas of failure on commercial roofs. During an inspection they will check that all seals are intact and that equipment supports are stable.  

5 - Review insulation performance 

While not a visible part of the roof, insulation should still be monitored. The inspector will check the roof for soft spots, sagging or staining. These may indicate wet insulation. Additionally, hot or cold spots can be a sign of insulation failure. When possible, they will also inspect the interior of the building for moisture or condensation.  

6 - Identify storm and wind damage 

Make sure to have the roof inspected after any major storms or other weather events. Hail can cause impact damage, while wind can lift roofing materials. Storm debris can also cause punctures in roofing membranes or films. Timely inspections in the aftermath of a storm can prevent further problems and bolster insurance claims.  

7 - Check interior areas for signs of roof problems 

The interior of a building is easily overlooked when inspecting a roof. However, it can show the first signs of a problem. Peeling paint or drywall, ceiling stains or musty odors can be the first sign of a problem not visible on the roof.  

8 - Document everything 

Arguably, the most important part of a roof inspection is documentation. Pictures, written and dated reports, recommended actions and repair priorities can all be invaluable in the event of an insurance claim and can support warranty protection.  

Proper care of a commercial roof can be complex, but regular inspections can help prevent small issues from becoming major problems.

What property owners can do to prevent costly damage from ice dams. 

Winter weather can place significant strain on flat roofing systems, especially in regions that experience prolonged freezing temperatures and heavy snowfall. Roofing professionals at Classic Construction & Consulting note that in cold climates, one of the most common winter roofing challenges is the formation of ice dams; ridges of ice that block drainage and trap melting snow on the roof surface. 

Ice dams develop through a cycle of melting and refreezing. During the day, sunlight warms sections of the roof and causes accumulated snow to melt. As the water moves toward colder areas near the roof's edge, it refreezes and gradually forms a barrier of ice. Once that barrier develops, additional meltwater becomes trapped behind it. Over time, the pooled water can seep beneath the roofing membrane, creating conditions that may lead to leaks and long-term structural deterioration. 

Flat roofs are particularly vulnerable to this problem because they depend on drainage systems rather than gravity to remove snowmelt. Unlike pitched roofs, which naturally shed snow and water, flat roofs tend to hold snow longer. This prolonged exposure increases the likelihood of repeated melting and refreezing cycles. When drains or scuppers become blocked by debris or ice, water can collect on the roof surface, creating the conditions necessary for ice dams to form. 

The consequences of ice dams can extend far beyond the roof itself. Trapped water may infiltrate the building interior, damaging insulation, ceilings, walls and flooring. Persistent moisture can also weaken roofing membranes and contribute to mold and mildew growth within the structure. In severe cases, heavy ice accumulation may add enough weight to place additional stress on the roofing system. 

Preventing ice dams begins with managing heat loss from the building. Proper insulation and ventilation help maintain a consistent roof temperature, reducing the likelihood that snow will melt prematurely and refreeze at the roof edge. Equally important is maintaining functional drainage. Regularly inspecting and clearing roof drains, scuppers and gutters allows melting snow to flow off the roof before it has the opportunity to refreeze. 

Seasonal roof inspections provide an additional layer of protection. By identifying drainage issues, insulation gaps or other vulnerabilities before winter begins, property owners can reduce the risk of ice dams and help ensure their flat roofs perform reliably throughout the coldest months of the year.

How did you get started in the roofing business? 

I worked my way through school in Minnesota’s Roofers Union Local 96, mastering everything from custom metalwork to commercial roofing. I then became a nationwide catastrophe adjuster and trainer before founding Classic Construction in 2008, blending my expertise in exteriors and insurance restoration.

What’s the best part of a roofing job for you?

If you absolutely had to change professions tomorrow, what do you think you’d do? 

If it’s a genie scenario where anything’s possible, I’d choose to be a pro golfer. If we’re talking real life, I’d go for something like a golf trip tour guide, combining travel, good company and great golf courses all in one.

If someone gave you $5 million and said you had to give it to a single charity today, which charity would you pick and why? 

Because of personal connections, we’ve supported many cancer charities over the years, but lately I’ve focused my attention on the Hydrocephalus Association. It’s a lesser-known, yet significant condition, that affects about 1 in 770 babies in the U.S. and often leads to lifelong complications. Hydrocephalus also involves the highest medical device failure rate in all of medicine, shunts. A close friend’s son is affected by this disease, which makes raising awareness and driving improvement especially meaningful to me.
